How We Operate

1. We will take care of all the necessary details concerning the purchase of your property. It will be safely done and as quickly as possible.

2. We will organise brain-storming sessions together to have your future home outlined and planned, custom tailored exactly to your needs and wishes.

3. We will give you a binding estimate for each and every step of construction; prices are then fixed for 18 months.

4. We guarantee that the construction or renovation of your property will be properly conducted, in accordance with our high quality standards. Each and every step during construction will be documented by digital photos and if you are 'on-line' you can see in the afternoon what was done in the morning. This way, certain decisions can be taken together and immediately. The customer will actually SEE, for example, how deep excavation works really go, or how much steel was really used in the re-inforced concrete. (see also The Building Process)

5. We offer housekeeping and gardening services after completion ONLY for our customers.If we have built or renovated your property, you will have access to our exceptional maintenance service. It starts with cleaning the place whenever there is a need, making it ready for visitors to come, and providing a 'hot line' for your guests, should they run into some trouble. In case of emergency we will be ready to help all around the clock. We also do frequent checks on the houses after heavy storms, for example, or torrential rainfall in winter.

6. We will assist the customer, should he wish to let the house. We might help through our extensive network of acquaintances and friends.

7. Assistance, should the customer wish to sell.

4. Assistance, help and advice when the customer eventually starts with the 'new life' over here. (The choice of an accountant to do your annual tax declaration, introductions to reliable craftsmen, hints concerning the purchase of certain goods, a car etc.


In general, you can relax. We will take care of the building of your home and later of your property in each and every aspect. We are still taking care of places built more than 15 years ago.

Outline of Planning Regulations

Outside the boundaries of a town or village one usually needs a minimum of 4.000m2 to get planning. The lot has to be in accordance with certain specifications. Building the house(s) in natural stone will allow us to construct 200m2 of living space net, plus a basement and a garage.

We may build several units on one lot, as long we do not exceed the above mentioned 200m2. In case we want to sell these buildings separately, the units have to be attached at one point. They should at least share a feature like a terrace or yard.

The customer may chose to purchase a third or half of a lot, and we will build a smaller place, 66m2 or 100m2 respectively.


The Views

The most important aspect of any building lot are the views. People are usually satisfied the moment they own a couple of terraces and olive trees and viewing some blue water in the distance. In our area one may have a sea view from about everywhere; so this very important aspect is granted somehow naturally. In addition it is always very nice to see parts of the shore line; this makes a location a lot more special.

But there is more than just a sea view towards the west. In the east we have the wonderful Taygetos mountain range, towards the south are these spectacular views alongside the coast of Mani, towards the north we have this rough and steep peninsula behind Kardamyli. The perfect lot should have wonderful, breathtaking views covering 360 degrees!

Ideally you should have nice and easy access to the finest beaches and to the beautiful coastal villages. You should be positioned exclusively and dominantly. In the future most of the ideal building sites will be surrounded by further development but we own one site which can never be spoiled. Frangia sits in splendid isolation on a hill-top but close to the coast, the villages and with views which can never be obscured. If there is a PERFECT site - Frangia is the place.

The expenses of building a quality house are just the same on a mediocre piece of land so we always advise our customers not to scrimp when choosing the plot. An exceptional location will raise the value of a development. Building a holiday home over here, a second residence, should be viewed as a sound and probably long term investment.

There's one more important aspect when choosing your plot on which to build - NOISE. To fully appreciate the spectacular views and lush surroundings you also need peace and quiet - and Frangia will never suffer from noise problems. To understand all this you must come and view the site.
