Archontiko is a Greek word that translates as a 'manor' - "the main house of an estate".
We think it an apt name for this property.

The property is situated 250 metres from the main road that winds up the mountainside south of Kalamata towards Areopolis. A concrete road links the main road to the southern end of the property which continues south to north along the side of the mountain with a gentle slope and terraces towards the sea. There are stunning views of Kalamata and across the Bay of Messinia to the Messinian peninsula and the island of Venetiko on its southern tip.

On the top of the mountain behind is the fortification of the Kapetanakis family - also known as Trikotsova Castle.

The name "Archontiko" is not so far-fetched. A lot size of 16,579 square metres with extensive terracing would make a very nice 'country estate'. (Topographical Plan) The terracing would support grapevines for wine and/or olive trees to cultivate olive oil and you can build a house (or more than one building) with a total of 365m2 Net floor space - not including basement and garage spaces. (See Prices & Costing). Add a perimeter wall to this and you have an Archontiko!

As with Frangia, this site can also be developed as a commercial venture. This would allow a hotel with bungalows and/or villas and apartments to a total of 3,300m2 NET(floor space) which equates to 30 villas the same size as the 'Smithson House'!

About 250 metres further down the main road towards Kalamata, a paved road takes you directly down to the attractive beaches at Avia, Myrto and Mikri Mandinia on the eastern shore of Kalamata. The distance is only about 2 kms - a matter of minutes in a car - and you can enjoy the beach before having lunch or dinner in one of the traditional tavernas.

A five minute drive from Archontiko into Kalamata brings you to the 'paralia' - the road which flanks the 4kms long north beach and the fishing harbour with tavernas, kafeneons and some nightclubs for those who like to stay out late and party. A little further on is the wonderful, modern marina with all the facilities for mooring and maintaining all shapes and sizes of private boats and more excellent tavernas.

Another five minutes driving brings you into the centre of Kalamata with its modern shops, cafes,restaurants and banks around the 'platea' (square). Just to the north of the platea is the market area and 'old town' with numerous fascinating small, traditional shops overlooked by the Frankish castle.

Kalamata is a wealthy and unspoiled Greek City, not frequented much by foreign tourists but loved by Greeks from all over the country.

Travelling from Archontiko in the other direction, it's about 25 minutes drive-time to Kardamili, the 'capital' of Exo Mani, passing over the Rindomo Gorge and through mountain villages such as Kambos, Stavropigio and Prosilio. Beyond Kardamayli is Stoupa - the main resort of the area - Agios Nikolaos and then the open road through Mani down to the tip of the Peninsula. (See 'About the Area').
